All of our work is backed by a 10-year transferable labour warranty, and the shingles themselves are covered by a lifetime 50-year warranty that is also transferable, backed by our status as a CertainTeed Master Shingle Applicator. Both warranties transfer to the next owner if you sell your home, which buyers and their realtors often ask about directly during a sale.

With proper venting, underlayment, and installation, a fibreglass laminated shingle roof should last a minimum of 20 years, and many go well beyond that. The biggest factor we see is not the shingle itself but what is underneath it: poor attic ventilation traps heat and moisture that ages a roof from below long before the shingles show it on the surface.

The clearest early sign is granules coming off the shingles and collecting in your gutters or at the base of your downspouts, since that means the shingles are losing the protective layer that shields them from sun and weather.

Beyond that, watch for shingles that are curling, cracking, or missing outright, dark streaking or soft patches across the surface, and any daylight visible through the roof deck from inside the attic. A single repair might be enough for damage in one small area.

Once you are seeing two or three of these signs across the roof, or the roof is approaching 20 years old, replacement is usually the more sensible option. Cost depends on the size of your roof, its pitch and complexity, how many layers of old shingles have to come off, and how accessible the property is for our crew and equipment. Because those variables change so much from one house to the next, we do not quote a number over the phone.

On the first day, our crew strips the existing shingles, underlayment, and flashing down to the bare deck, then inspects every section for rot or water damage and replaces any compromised sheathing before anything new goes on.

From there, we install ice and water shielding along the eaves and valleys, run new underlayment across the full deck, and set new flashing and ventilation components ahead of the shingles themselves. We finish with ridge caps and a magnetic sweep of your yard and driveway to catch stray nails. Throughout the job, the same owner-operated crew is on site, so if a question comes up partway through, you are talking to the people doing the work, not a call centre.

In most cases, no. Reroofing with the same material at the same pitch is generally treated as maintenance rather than construction, so a straightforward shingle-for-shingle replacement typically does not require a building permit.

That said, permit rules are set at the municipal level and do vary between cities, so a project that changes the roofing material, alters the pitch, or involves structural work to the roof deck may need one. When that applies to your home, we will tell you during the quote so there are no surprises partway through the job.

A simple visual check from the ground twice a year, in spring and fall, catches most early problems: look for shingles that are lifting, curling, or missing, and check your gutters for granule buildup after a heavy rain. Keep gutters and downspouts clear, so water has somewhere to go, and trim back any tree branches that hang over the roof, since they scrape shingles in the wind and drop debris that traps moisture.

Moss or algae patches are worth dealing with early too, since left alone they hold water against the shingles and can lift them over time. We do not recommend climbing onto the roof yourself to inspect it closely. If something from the ground looks off, call us, and we will take a closer look.
